Sod Turning Signals the Next Chapter for Caloundra’s Bulcock Street
By Michael Shadforth, President, Caloundra Chamber of Commerce
The sod turning at Eden on Bullcock Street marks more than the commencement of another development—it signals the beginning of what is shaping up to be a transformative chapter for Caloundra.
Gardner Vaughan are not just developers and builders; they are genuinely good people with a clear purpose. Their focus goes beyond construction—they are committed to creating places that will enhance livability for residents while contributing meaningfully to the fabric of the town. Having had the privilege of working closely with Sam and Guy over the past 12 months, I’ve seen firsthand their intent to make a positive and lasting difference in the community.
What’s emerging in Bullcock Street is exciting. With multiple quality developments coming online, a clear commitment to strong architecture, and a growing mixed-use retail offering, we are starting to see the foundations of what could become the Sunshine Coast’s first “billion-dollar street.”
The success of venues like Bianco, and the anticipation around neighbouring Folklore, point to a shift in both quality and expectation. This part of Caloundra is evolving into a more vibrant and sophisticated destination—one that is growing quickly.
From a commercial real estate perspective, the opportunities are significant. The southern Sunshine Coast is entering a new phase of growth, supported by strong local demand. It’s particularly encouraging to see many buyers are locals choosing to reinvest and live within their own community.
The broader vision—centred on increased density, walkability, and activation of the CBD—is beginning to take shape. This is how great towns evolve: step by step, building connected environments where people will increasingly want to live, work, and spend time.
With major infrastructure such as the future rail line on the horizon, Caloundra is positioning itself for the next stage of growth. In time, visitors will be able to arrive with ease, experience our coastal lifestyle, and enjoy what is shaping up to become one of the most compelling browsing and lifestyle destinations in Southeast Queensland.
Standing there alongside Chamber representatives and local leaders, it was clear—this is just the beginning. A transformation is underway in the town many of us have grown up loving, one that will honour its natural beauty, celebrate its iconic views to the Glasshouse Mountains, and steadily bring Caloundra into a modern era
